‘Full Management’

We will call by appointment and inspect your property and discuss with you which of our services you require. We will advise you as to a suitable level of rent and discuss and explain any queries you may have. We will then advertise for suitable tenants and once found take up appropriate references which normally include - Employment, character, previous landlord, County Court judgement searches and credit rating scores.’

Once we feel we have the right tenants we will then proceed to draw up the tenancy agreement. When the tenants have taken possession of your property we will collect the rent on the due dates and account to your bank as directed. We then deal on a day to day basis of managing your property. If there are any problems the tenant will call us first.

Our trained negotiators are available throughout the tenancy period to deal with any problems arising with the property or its contents. We will carry out mid term inspections. We are also available to assist any other professional adviser you may have such as your accountant, solicitor or bank manager. 

‘Rent Collection Service’

This service is similar to our full management service in that we will take up the same references, prepare all the paperwork and also collect the rent on a monthly basis but if there are any maintenance issues we will call you to remedy. This service is suitable to landlords who live nearby or just wish to have the extra support we can provide on collecting the rent, negotiating with the tenants for renewals and carrying out inspections but are happy to arrange the repairs and inspections themselves.

‘ Letting Only'

If we are required just to find a tenant only then our services are as for full management except that once a tenant takes possession and we have accounted to you for the first month’s rent. Our service stops at that point and we have no further involvement with the property. You will then be required to collect all future rents and deal with any matters arising thereafter.
