What happens if the tenants cause any damage?

All tenants are required to pay a deposit, which is normally equivalent to 6 weeks worth of rent. If there is damage or anything missing from the inventory, the deposit can be used to offset the cost after following the prescribed negotiation as required by the new regulation.

Most tenants are very good at looking after the landlord’s property, but if an item does get broken we encourage the tenant to tell us straight away and we can then arrange for it to be repaired or replaced without any drama or fuss.

As letting agents we wish to have good communications between us and the tenants and us and the Landlord. We can help advise on what is reasonable and what is not if any damage occurs.  Most tenants are very good and 90% of our tenants we find do not have any deductions made.  We take a lot of care in our referencing process to help reduce the risks.

New regulation come into force after the 6 April 2007 relating to the Tenancy Deposit Scheme, Custodial deposit Scheme and The Dispute Resolution Service. Please call us to discuss if you will be letting your Lewes, Burgess Hill or Sussex property after this time..
