‘Buy to let’ scheme

Why just own one property at a time in your lifetime? Over the last few years we have seen a substantial increase in the number of second, third and fourth houses people just like you are buying. These are properties which are rented out through us to provide a source of income and/or capital growth.

The investment potential has gained in importance so much that the buying of a property is a good alternative to pensions and other savings vehicles. The trend is set to continue. This has been helped by the change in law when the Housing Act 1988 came into force making it easier for landlords to regain control of their properties and setting out the details for a much simpler and easier to understand Tenancy Agreement.

There is now an even better reason to buy a residential property to rent out due to the most favourable rates of interest being given by ‘buy to let’ mortgage brokers. Further, there is such a demand for more housing stock that by 2011 a further 36200 properties will have been built in West Sussex alone. There will always be a need for affordable housing in East and West Sussex due to its close proximity to London , Gatwick and the Coast.

This will probably be the second largest investment you have made and we, at Stanley and Partners, can help you through this time.

(b) The amount of rent you are likely to achieve for that property
(c) We can tell you of all the local amenities which will attract certain types of tenants e.g. Single people, families etc.
(d) We can advise you of the appropriate (if any) improvements which may be required within the property to make it suitable for renting out, e.g. Whether to leave it furnished or unfurnished, consider the state of decoration and carpets it is in when you buy it, how to achieve the maximum rent from rearranging the use of the rooms/ furniture within the property.
(e) We will advise you of your legal responsibilities when carrying out repairs, the safety of Gas and Electrical appliances, and that any furniture you leave in the property meets fire safety regulations.

2 . Advise you of the amount of income, expenses and tax you are likely to have to pay out of any income received from the renting of the property.

3. We can find suitable tenants for you, obtain full references on them.

4. We can draw up an appropriate tenancy agreement and operate a ‘Full Management service’ or ‘Letting only service’ or 'rent collection service'.

6. We will help you to maintain your property so that it is in a good state for renting and for reselling to realise your investment at a later date.
